General Questions
-
1. What is a flat-fee MLS listing?
A flat-fee MLS listing allows homeowners to list their property on the Multiple Listing Service (MLS) for a one-time fee—without hiring a real estate agent. This means your home gets maximum exposure on major real estate websites like Zillow, Realtor.com, and Redfin, while you save thousands in commission fees. You represent yourself. Lucki Lane does not represent you.

2. How does Lucki Lane work?
Lucki Lane provides an MLS listing service for FSBO sellers. Simply choose a package, fill in your home’s details, e-sign required MLS forms, upload your photos, and your listing goes live on the MLS and top real estate websites. You handle all inquiries, showings, and negotiations directly.
-
3. How much money can I save using Lucki Lane?
By using our flat-fee MLS listing service, you avoid paying the typical 3% listing side agent commission. You are representing yourself. On a $400,000 home, that’s a savings of $12,000!
MLS & Listing Questions
-
4. What is the MLS, and why do I need it?
The MLS (Multiple Listing Service) is the primary database real estate brokers and agents use to list and find homes for buyers. Unsurprisingly, 90% + of homes are sold through the MLS, making it the most powerful tool for selling your home. Without it, your listing won’t reach agents and serious buyers.
-
5. Will my listing appear on Zillow, Realtor.com, and other sites?
Yes! Your listing is syndicated to top real estate websites, including: ✔ Zillow, ✔ Realtor.com, ✔ Redfin, ✔ Trulia, ✔ Homes.com, ✔ and many more!
-
6. Can I make changes to my listing after it goes live?
Yes! Most packages allow free edits to price, description, and photos. If additional changes are needed, a small fee may apply, depending on the MLS rules in your area.
-
7. Can I cancel my listing?
Yes, you can cancel your listing at any time. However, this is a non-refundable service.
Buyer’s Agent & Commission Questions
-
8. Do I have to offer a buyer’s agent commission?
No, but we highly recommend it. Most serious buyers work with an agent, and offering a buyer’s agent commission (typically 2-3%) makes your listing more competitive. However, if you find a buyer directly, you pay zero commission.
-
9. What happens if a buyer contacts me without an agent?
Great! That means you don’t pay any buyer’s agent commission. You negotiate directly and keep 100% of the sale price.
-
10. Can I still negotiate the buyer’s agent commission?
Yes! Commissions have always been negotiable. If an agent brings a buyer and submits an offer, you can negotiate commission terms before accepting the offer.
Selling & Legal Questions
-
11. Do I have to handle showings myself?
Yes. Since you’re selling For Sale By Owner (FSBO), you manage all showings, inquiries, and negotiations. We provide an FSBO Seller Guide with tips to help you succeed.
-
12. Do I need a real estate attorney?
Maybe. While not required in Florida, hiring a real estate attorney or transaction coordinator can help with contracts, disclosures, and closing documents. We recommend checking Florida laws. Remember: Lucki Lane does not represent you as a seller. (If this sounds scary, consider our sister company ListingsFor1.com for seller representation for just 1%.)
-
13. What forms and disclosures do I need?
Stellar MLS rules require you to sign standard listing agreements and disclosure forms. These will be provided during the sign-up process.
-
14. Can Lucki Lane help me with pricing my home?
We do not provide pricing advice since we are a non-agency (meaning non-representation) MLS listing service. However, we recommend using recent sales data (sold comparables) and various online valuation tools to determine your price.
Pricing & Payment Questions
-
15. What does a flat-fee MLS listing cost?

16. Are there any hidden fees?
Nope. Our one-time flat fee covers your MLS listing and syndication to major real estate websites. Any optional upgrades or additional services will be clearly listed.
-
17. How long does my listing stay on the MLS?
